DATA CENTRE PLANNING GUIDELINES APPROVED BY CABINET

The Cabinet approved the adoption of the Data Centre Planning Guidelines (GPP) developed by the Ministry of Housing and Local Government through the Town and Country Planning Department (PLANMalaysia). The GPP covers site planning guidelines, and outlines the procedures for development plan applications, including planning permission and building plans, and applies to data centre developments with a capacity exceeding one megavolt ampere, whether in new areas or existing buildings. The guidelines include several proactive measures, such as planning controls by local authorities, where data centres will only be permitted in commercial and industrial land use zones, and buffer zones will be required for data centres located near residential areas to prevent noise disturbances to the local community. The guideline book will be distributed to 156 local authorities from Thursday. As of May, 32 data centres were in operation, and 19 data centres were under construction in Malaysia. The main focus areas of data centres in Malaysia are Cyberjaya, Kuala Lumpur and Johor.

 


 

EHSAN PROPERTY LAUNCHES PHASE 1 OF EHSAN WIDURI IN NILAI, NEGERI SEMBILAN

Boutique property developer Ehsan Property launched Phase 1 of its latest project, Ehsan Widuri in Bandar Baru Nilai, Negeri Sembilan, on Saturday. The integrated development has a gross development value of RM210 million. Phase 1 of Ehsan Widuri comprises 242 serviced apartment units (Block A), seven office units, six shoplots, and 540 car park bays across seven floors. Phase 2, which will be launched at a later date, will consist of another 242 serviced apartment units in Block B, bringing the total to 484 residential units. Built-ups of the serviced apartments range from 730 sq. ft. to 980 sq. ft., with prices starting from RM328,500. The project is expected to be completed by end-2028. The development features 23 recreational and lifestyle facilities, including a swimming pool, children’s playground, jogging track, herb garden, multipurpose hall, library, gymnasium, sauna and yoga room. Additionally, there will be a wedding and exhibition hall that will be opened for rent. Ehsan Widuri is just minutes from shopping malls such as AEON Mall Nilai, Lotus's Nilai, MesaMall, and Nilai 3. Nearby healthcare facilities include Aurelius Hospital Nilai and Columbia Asia Hospital Seremban, while educational institutions like USIM, Nilai University, and INTI University are also a short distance away.

 


 

SIME DARBY PROPERTY’S THE SIGNATURE COLLECTION TWIN FACTORIES AT ELMINA BUSINESS PARK STAGE 2 FULLY SOLD OUT

Sime Darby Property Bhd’s latest offering, The Signature Collection Twin Factories at Elmina Business Park Stage 2 has achieved a 100% take-up rate upon its launch on 1 September 2024. The Signature Collection comprises 60 semi-detached factories with two types: Type A (65’ x 142’, 4,410 sq. ft.) priced from RM3.68 million and Type B (80’ x 200’, 9,573 sq. ft.), available at a selling price from RM5.98 million. The development covers 26.2 acres, with a total gross development value of RM296 million. Each unit offers a tri-functional setup, incorporating a warehouse, office, and reception space. The factories allow for horizontal expansion by combining two adjoining units to create a larger central warehouse space when needed.

 


 

SKYWORLD PARTNERS WITH PR1MA TO BUILD AFFORDABLE HOMES IN BRICKFIELDS

SkyWorld Development Bhd’s wholly-owned subsidiary, Aspirasi Cekap Sdn Bhd (ACSB), has entered into a joint development agreement (JDA) with PR1MA Corp Malaysia to build PR1MA Homes on a 1.97-acre leasehold land in Brickfields, Kuala Lumpur. The project, known as SkyAwani Prima, will feature 491 units of affordable apartments, each with built-up area of 900 sq. ft. Each unit were priced at RM390,000. The project is expected to complete within four years from the commencement date.

 


 

MORE CHINESE COMPANIES LOOKING TO SET UP FACILITIES IN JOHOR'S RE INDUSTRIAL PARK

More China-based companies have expressed interest to set up manufacturing facilities within UEM Sunrise Bhd’s Renewable Energy (RE) Industrial Park in Gerbang Nusajaya, Iskandar Puteri, Johor. These companies include China Machinery Engineering Wuxi (CMEC Wuxi) Co Ltd — the manufacturing arm of CMEC, Wuxi Longmax Technology Co Ltd (Longmax), Gotion, Hopewind and Huasun. CMEC Wuxi and Longmax are already in the process of setting up local manufacturing operations here, as well as establishing solar module and combiner box production facilities within the RE Industrial Park. Meanwhile, UEM Sunrise is in discussions with Gotion, Hopewind and Huasun to invest in the industrial park and serve as RE off-takers here. Once finalised, together with ITRAMAS Corporation Sdn Bhd (ITRAMAS) and CMEC, these five companies will occupy a combined land size of 40 acres in the RE Industrial Park as the RE off-takers. UEM Sunrise, ITRAMAS Corporation Sdn Bhd (ITRAMAS) and CMEC have signed a memorandum of understanding (MOU) to set up their RE facilities in the industrial park in Beijing back in May 2024. The RE Industrial Park is part of the one gigawatt hybrid solar power plant project, a flagship catalytic project under Malaysia’s National Energy Transition Roadmap (NETR) to be undertaken by UEM Group through its wholly-owned subsidiary and green industries arm, UEM Lestra Bhd. This project is expected to play a pivotal role in Malaysia’s renewable energy infrastructure, fostering local and regional market growth and positioning Malaysia as a renewable energy hub in Asean.

 


 

TROPICANA INKS ANOTHER DATA CENTRE LAND DEAL WORTH RM240 MILLION IN JOHOR

Tropicana Firstwide Sdn Bhd, a wholly-owned subsidiary of Tropicana Corp Bhd, today announced the sale and purchase agreement with Computility Technology (Malaysia) Sdn Bhd (CTMSB) for the sale of 38.527 acres of freehold land for a cash consideration of RM240 million in Gelang Patah, Johor. CTMSB is principally involved in the provision of infrastructure for hosting, data processing services and related activities. CTMSB is wholly-owned by ZData Cloud Technology Pte Ltd, which in turn is an indirect wholly-owned subsidiary of ZData Technologies Co Ltd, a leading provider of cloud network convergence and digitised IT infrastructure services company, with its headquarters in Beijing. CTMSB plans to use the land to establish its regional data centre hub in Johor. In August, Tropicana signed a RM383 million land deal with global IT service provider – NTT Data Group for an expansive 68.457 acres of land in Gelang Patah, Johor. 

 


 

ON TRACK WITH PENANG LRT CONSTRUCTION FROM DECEMBER

Penang’s Light Rail Transport (LRT) will begin to take shape in December 2024 with a ground breaking event, with the first station to be built in Lebuh Macallum. The alignment starts from Penang Sentral on the mainland before crossing the channel to Lebuh Macallum. The line will pass through Komtar, Bandar Sri Pinang, Sungai Pinang, East Jelutong, The Light, Gelugor, Jalan Universiti, Sungai Dua, Sungai Nibong, Bukit Jambul, SPICE, Jalan Tengah, Free Industrial Zone, Free Industrial Zone South, Sungai Tiram, Penang International Airport, Permatang Damar Laut and Silicon Island, which will serve as a depot. A component of the Penang Transport Master Plan, the Penang LRT will have 20 stations, including two interchange stations at Komtar and Penang Sentral in Butterworth, with completion slated for 2030.

 


 

PR1MA PROJECT IN PENANG COMPLETED AHEAD OF SCHEDULE

The Bukit Gelugor Residence (Ideal Residency) project has been completed ahead of schedule. The project which had a completion date of August next year, boasts a gross development value exceeding RM365 million. The project comprises 1,218 units and is PR1MA’s largest project in Penang. Fully completed on 22 August, the project has received the certificate of completion and compliance, with 1,198 units sold (98%) as of 30 September 2024. Each unit is priced at RM300,000 and spans 850 sq. ft. featuring three bedrooms, two bathrooms and a balcony. Additionally, the units come equipped with smart gadgets for high speed internet access. 

 


 

IDEAL PROPERTY GROUP LAUNCHES BUSINESS HUB IN PENANG TECHNOLOGY PARK @ BERTAM

Ideal Property Group has launched the next phase of its industrial project Ideal Business Hub, which has a gross development value of RM260 million Penang Technology Park, Bertam, Penang. Ideal Business Hub is a 28 acre freehold development offering 88 bungalows,semi-detached and cluster-type factories. Ideal Business Hub is located within the parcel 2 development of the 880-acres Penang Technology Park @ Bertam. The 88 units offer a flexi-space concept that caters to manufacturers specialising in warehousing, packaging, processing, logistics and light production. Construction of Ideal Business Hub will begin in November this year and is targeted to be completed in 2026. Penang Technology Park @ Bertam's first phase, is now approximately 50% taken up by local and foreign companies in various sectors, including semiconductor, lithium battery and automobile electronic manufacturing, electronics assembly, medical devices, trading, warehouse, and logistics.
