ORIENTAL INTEREST TO BUY 68-ACRE BUKIT RAJA LAND FOR RM80.8 MILLION

Property developer Oriental Interest Bhd is expanding its landbank in Selangor through a RM80.77 million cash acquisition of 68.12 acres in Bukit Raja. The deal was formalised via a sale and purchase agreement between Oriental Interest's 70%-owned Myra Land Sdn Bhd and developer SJ Properties Sdn Bhd. The acquisition is to increase its landbank in strategic areas.

 


 

IJM LAND TO LAUNCH FOURTH PHASE OF RIDGE VIEW @ PUCHONG THIS MONTH

IJM Land has opened registration for Phase 4 of Ridge View @ Puchong and will officially launch the phase on January 17, 2026. The landed residential development, with a gross development value of RM44.86 million, will have 16 units of three-storey bungalows, with each unit to occupy a land area of 45 ft by 86 ft, offering a built-up size of 3,601 sq. ft. and featuring five bedrooms and five bathrooms. The selling price starts from RM2.74 million and it is expected to be completed by 1Q28. The bungalows will be equipped with photovoltaic panels, a rainwater harvesting tank, a parcel receiving compartment, a dedicated water heater tank for the master room, as well as being electric vehicle-ready. A lift core will also be provided to support multigenerational living.

Phase 4 of Ridge View @ Puchong is part of the larger 25-acre gated and guarded development. It will be developed in six phases with the first three phases, comprising double-storey link villas, having already been launched. Phase 1 has received a take-up rate of 90%, while Phase 2 and 3 have achieved take-up rates of about 80%. The development will also be complemented with a private clubhouse that offers facilities such as a swimming pool, sauna, multipurpose hall and a lookout point.

 


 

PARAMOUNT TO ACQUIRE 2.62-ACRE FREEHOLD LAND IN PUTRAJAYA FOR RM40 MILLION, PLANS RM323 MILLION PROJECT

Paramount Corporation Bhd is acquiring a 2.62-acre parcel of freehold land in Putrajaya for RM40 million and plans to develop a residential project with an estimated gross development value (GDV) of RM323 million on the site. The acquisition will be undertaken by Phoenix Blanc Sdn Bhd, a wholly owned subsidiary of Paramount, which has entered into a sale and purchase agreement with Cahaya Nusantara Sdn Bhd. The site, located within the Putrajaya Sentral masterplan, is near Putrajaya Sentral Station, the city’s main integrated transportation hub connecting the MRT Putrajaya Line, the KLIA Transit Express Rail Link and bus networks. The land also has direct access to major road networks, including the Putrajaya–Cyberjaya Expressway and Lingkaran Putrajaya. Paramount plans to develop a high-rise residential project on the site, with a launch expected about a year after completion of the sale and purchase. The project will add to Paramount’s current GDV of RM5.04 billion and is expected to contribute positively to future earnings.

 


 

GLOBAL ORIENTAL SELLS RETAIL UNITS IN PAVILION EMBASSY FOR RM35 MILLION

Property developer Global Oriental Bhd is disposing 18 retail units in its Pavilion Embassy project in Kuala Lumpur for RM35 million. The company's wholly-owned units, Exceed Concept Sdn Bhd and Pedoman Ikhtisas Sdn Bhd, inked sale and purchase agreements with EZT Property Management Sdn Bhd and Brillion Land Sdn Bhd for the disposal. Pedoman Ikhtisas is the developer of Pavilion Embassy on Jalan Ampang, which was completed in November 2023.

 


 

SUNWAY EXPANDS LAND BANK WITH RM180 MILLION ACQUISITION IN SELANGOR AND PENANG

Sunway Bhd has acquired three land parcels in Selangor and Penang for RM179.8 million. Spanning nearly nine acres, the acquisitions involve parcels in Puchong and USJ 1, Selangor, as well as George Town, Penang. They are earmarked for mixed-use developments with a combined estimated gross development value (GDV) exceeding RM1 billion. 

In Puchong, Sunway Kiara Sdn Bhd acquired a 6.77-acre leasehold parcel from Glomac Al-Batha Sdn Bhd for RM97.3 million. The land parcel is located in Pekan Desa Puchong. Completion of the disposal is expected by 3Q27. The site has direct access to the Damansara-Puchong Expressway and Shah Alam Expressway. With a GDV of RM770 million, the project will be developed into a mixed-use project with serviced apartments and neighbourhood retail.

In USJ 1, Rich Worldclass Sdn Bhd acquired a 1.12-acre freehold parcel for RM21 million from the estate of the late Yong Peng Seng @ Yong Peng Sin. The site adjoins Sunway’s existing two-acre land in the area and is located next to the South Quay-USJ 1 BRT station, enabling a consolidated development footprint of over three acres. Plans for the site include a transit-oriented development near Sunway City Kuala Lumpur, which houses Sunway Pyramid, Sunway Medical Centre and Sunway University.

In Penang, Sunway Bintang Sdn Bhd acquired a 1.05-acre freehold parcel along Jalan Pangkor for RM61.451 million from Technisense Sdn Bhd. Situated 500m from Gurney Bay and near key retail and medical facilities, the site is earmarked for a tourism-oriented mixed-use project with a GDV of RM274 million.

 


 

TIEN WAH, SINGAPORE-LISTED LUM CHANG JV TO DEVELOP DATA CENTRE IN SECTION 13, PETALING JAYA

Tien Wah Press Holdings Bhd joint venture with Singapore-listed Lum Chang Holdings Ltd is developing a data centre to tap into growing demand for such infrastructure. The JV company, Lum Chang Tien Wah Property Sdn Bhd (LCTWP), has signed an agreement with MyTelehaus Sdn Bhd to develop, own, lease and operate a data centre on 1.61 acres of the 3.22 acres of land owned by LCTWP in Section 13, Petaling Jaya, Selangor. Under the agreement, LCTWP will provide the development land and fund and construct the core and shell of the building. MyTelehaus will, at its own cost, obtain all regulatory approvals, design, fit out, commission, operate, market and lease the data centre. LCTWP will then lease the land and completed core and shell to MyTelehaus for 30 years under a formal lease agreement. The venture also allows LCTWP to collaborate with MyTelehaus while retaining ownership of the land and the building.

 


 

ENRA UNIT TO DEVELOP RM101.26 MILLION RESIDENTIAL PROJECT IN JOHOR VIA JOINT VENTURE

ENRA Group Bhd's unit Hamptons Homes Sdn Bhd (HHSB) entered into two unincorporated joint venture agreements with Entire Role Sdn Bhd (ERSB) to develop residential double-storey medium cost terrace houses on 5.41 acres of land in Kulai, Johor with estimated gross development value of RM101.26 million. The proposed joint venture is expected to commence in 1Q26 and each phase is to be implemented over a 36-month period. 

 


 

MALTON UNVEILS FIRST RESIDENTIAL PROJECT IN ISKANDAR MALAYSIA

Malton Bhd has opened the Mutiara Kempas sales gallery in Kempas, offering its first freehold serviced apartment development in Johor Bahru’s Iskandar Malaysia region. Sitting on a 2.8-acre parcel along Jalan Kempas Baru, Mutiara Kempas comprises a 39-storey residential tower with 562 low-density units. The serviced apartments come in two- and three-bedroom units with built-ups ranging from 801 to 1,024 sq. ft., with some units include a dual-key option to accommodate multi-generational households.

The units will be partially furnished with built-in kitchen cabinets, air-conditioning in the living area and master bedroom, and instant water heaters in all bathrooms. Facilities at the development include an infinity pool, a pickleball court, gymnasium, multi-purpose hall, co-working spaces and a children’s playground.

The project is located within a mature township and surrounded by amenities. It is also 1.5km away from the Kempas Baru KTM station, which is set to become the largest train station in the southern region, providing access to Johor Bahru’s Customs, Immigration and Quarantine complex and the future Rapid Transit System to Singapore. Mutiara Kempas has been designed in compliance with GreenRE standards, with sustainability features integrated into its planning to support energy-efficient living. The project is expected to be completed in 3Q29.

 


 

INGENIEUR GUDANG TO SELL VACANT FACTORY IN NILAI FOR RM22 MILLION

Construction outfit Ingenieur Gudang Bhd is disposing a 1.9-acre land with a factory and office in Nilai, Negeri Sembilan, for RM22 million in cash. The buyer is Baba Products (M) Sdn Bhd, a curry powder and powdered food products manufacturer.

 


 

AME REIT TO SELL THREE INDUSTRIAL PROPERTIES FOR RM14.5 MILLION

AME Real Estate Investment Trust is selling three industrial assets for RM14.5 million in total to an existing tenant at its i-Park @ SILC in in Iskandar Puteri, Johor. The properties at i-Park SILC 3, i-Park SILC 4, and i-Park SILC 6 comprise 1.5-storey semi-detached factories with ongoing leases with a combined agreed lettable area of 37,104 sq. ft. The buyer was not identified.

 


 

ICONIC WORLDWIDE SECURES OVER RM75 MILLION IN RENTAL REVENUE FROM BATU KAWAN FACTORY LEASE

Iconic Worldwide Bhd has secured projected rental revenue of more than RM75 million following the signing of a long-term tenancy agreement for a factory in Batu Kawan owned by its subsidiary, Iconic Medicare Sdn Bhd. Iconic Medicare has entered into a tenancy agreement with optical module contract manufacturer Aperion Technologies (Malaysia) Sdn Bhd to rent the factory for a minimum period of six years, with options to renew for a further four years. Under the agreement, Iconic Worldwide expects to generate rental revenue of RM75.6 million over the initial six-year lease period, rising to as much as RM133.68 million if the tenant exercises the full renewal option.

Aperion is an established contract manufacturing partner for optical modules, providing high-speed, artificial intelligence-optimised and cost-efficient production solutions to global optical module brands, cloud service providers and telecommunications equipment vendors.

The factory is located in the Batu Kawan Industrial Park, a major industrial hub for the semiconductor and electrical and electronics industries and was originally developed for glove manufacturing before operations ceased in 2025. Following the cessation, Iconic Worldwide opted to lease out the facility as part of its strategy to unlock value from existing assets and create additional recurring income streams for the group.

 


 

SCIB VENTURES INTO PROPERTY DEVELOPMENT WITH MIXED-USE PROJECT IN BINTULU

Construction outfit Sarawak Consolidated Industries Bhd is venturing into property development through a joint residential and commercial project in Bintulu, Sarawak. SCIB’s wholly-owned SCIB Development Sdn Bhd has inked a development agreement with 24 individual landowners for the project, which will be built on a 27.3-acre land parcel. It estimated that the project, which will be carried out in phases, will be fully completed by July 2038.
